Local Requirements

Annual Dues

Every year, you will receive an invoice for your Annual Membership Dues. This amount can change just a little bit each year, but the deadline for the REALTORS® Association of Lincoln is always August 31. You will always pay your dues to your local association and then a portion of those dues will go to your state association and the remaining portion will go to the National Association of REALTORS®.

Electronic Keyboxes

Midlands MLS also manages an electronic keybox entry system for optional use by members only. Users are prohibited from allowing their key to be used by anyone. In addition to an initial (one-time) fee of $35, monthly lease fees apply. The association leases SentriLock lockboxes for a $35 deposit.

Multiple Listing Service

Members of the REALTORS® Association of Lincoln have access to Great Plains Regional MLS. This regional venture is owned by Great Plains MLS Inc. (a subsidiary of the Omaha Area Board of REALTORS®) and Midlands MLS (a subsidiary of the REALTORS® Association of Lincoln). Users are represented through an 11 member board consisting of real estate brokers/ participants from both Lincoln and Omaha. Today, there are more than 4,000 subscribers, encompassing listings across 18 counties in Nebraska and Iowa.
2025 Broker-Participant monthly MLS fees: $76
2025 Agent-Subscriber monthly MLS fees: $35

State Requirements

For active licensees, the Nebraska Real Estate Commission has Continuing Education requirements that must be met every two years when you renew your license. To view a Continuing Education requirement overview, please go to the Real Estate Commission website.

National Requirements

Code of Ethics Course (Three year cycle)

REALTORS® are committed to the fair treatment of all. REALTORS’ commitment to Fair Housing and the Code of Ethics ensures equal professional services for consumers and protects the dream of homeownership. 

The Code of Ethics and Standards of Practice of the National Association of REALTORS® holds REALTOR members to a higher standard of professionalism compared to non-member real estate agents.

Fair Housing Course (Three year cycle)

The sale and purchase of a home is one of the most significant events any person will experience in their lifetime. It is more than the simple purchase of housing, for it includes the hopes, dreams, aspirations, and economic destiny of those involved.

There are many laws in place to protect those who may be discriminated against, one being the Fair Housing Act. The Fair Housing Act declares a national policy of fair housing throughout the United States. The law makes illegal any discrimination in the sale, lease or rental of housing, or making housing otherwise unavailable, because of race, color, religion, sex, handicap, familial status, or national origin.
